What to Expect from Your Architectural Consultation
Whether you're looking to design your dream home, remodel a cherished space, or build a vacation retreat, every architectural project begins with a critical first step, consultation. At Stannard Architects, we know how important it is to start off on the right foot, so we’ve designed our consultation process to ensure it’s an informative and valuable experience for you. Here’s a closer look at what to expect from this initial meeting.
On-Site or Zoom? We Let You Choose
Your time and comfort are important to us, so we offer two flexible options for the consultation. If possible, we prefer to meet on-site at your property. Walking the site together allows us to assess the physical space firsthand. We’ll look at the orientation of the land, surrounding structures, natural features like trees and water, and factors such as sun exposure, wind patterns and privacy. These elements play a significant role in shaping the design of your home or project.
If an on-site meeting isn’t feasible, we’re happy to consult via Zoom. This option still allows us to understand your project goals and go over initial ideas, with the flexibility to review images, videos, and plans.
What We Bring to the Table: Complimentary Zoning and Site Analysis
One unique benefit of working with Stannard Architects is that we come to the consultation prepared with an initial zoning and site analysis based on your property’s address. Zoning laws and environmental factors can be confusing, and understanding the regulations that apply to your site is crucial for moving forward with a successful project.
During the consultation, we’ll discuss critical topics such as:
- Zoning and Regulatory Compliance: Understanding how setbacks, height restrictions, and lot coverage will influence your project.
- Site Potential Analysis: Analyzing the best way to take advantage of your property’s natural features, privacy needs, and views.
- Environmental Considerations: We’ll review any wetlands, water quality buffer zones, or tree protection zones that could impact your design.
- Waterfront Planning (if applicable): For waterfront properties, we will address specific considerations such as archaeology assessments, wetlands restoration, and aesthetic setback compliance.
By the end of the consultation, you’ll have a clearer idea of how these factors influence the design and what’s possible from a regulatory perspective.
Exploring Your Vision and Goals
The consultation is your chance to share your project vision, ask questions, and provide insight into what you hope to achieve. Are you looking to maximize privacy or take advantage of scenic views? Do you need an energy-efficient design or want to prioritize certain materials? This is the time to communicate your needs, preferences, and any specific ideas you have in mind.
We’ll explore your lifestyle, family dynamics, or future plans, which all help shape the design. We also talk through any aesthetic preferences and inspiration you may have gathered from magazines, websites, or previous projects. If you’re unsure about your exact vision, that’s okay too—our job is to guide you through the process and help you uncover the design that best fits your needs.
Bringing the Big Picture into Focus
Once we’ve walked through the site or discussed it via Zoom, reviewed zoning, environmental factors, and your design vision, we’ll outline the next steps. This part of the consultation is where we map out the project timeline, potential milestones, and what’s needed to move from concept to construction. You’ll also get an idea of the range of services we provide, including:
- Feasibility Studies: Assessing what can be done on your property within regulatory and environmental limits.
- Environmental Critical Area Analysis: Understanding the impact of protected areas and how to work within or around these spaces.
- Buffer Slope Exemptions: Discussing any necessary exemptions or exceptions that may be required based on your site’s unique conditions.
We’ll also address budget considerations and provide a rough estimate based on the scope of your project. From here, you’ll know what to expect in terms of time, cost, and process, allowing you to make informed decisions.
Your Custom Site Plan
After the consultation, we will provide a detailed site plan as part of the engagement. This plan includes the full footprint of the proposed house, accurately positioned within the lot boundaries. It will clearly indicate room designations, outlining the layout of essential spaces such as the living room, kitchen, bedrooms, and any additional areas like a garage, office, or outdoor patio. The site plan will reflect the overall orientation of the house on the lot, showing how the major rooms align with the site’s natural features, sunlight exposure, and views. Additionally, we’ll mark dimensions, vehicles, and some furniture to provide a clear sense of scale and proportion within the layout.
This comprehensive plan will help visualize how your project fits into the property and ensure that every detail aligns with your vision and the unique aspects of your site.
